We have been providing our commercial real estate evaluation service since 2010.

Types of Commercial Properties

We provide evaluations for owner occupied and income commercial properties including: apartment buildings; professional and medical office buildings; retail buildings and strip centers; mixed-use buildings; warehouse and industrial buildings; commercial and industrial condominiums; plus development sites and land.

Report Compliance & Content

Our evaluation reports exceed the minimum standards and content requirements of the FDIC, the NCUA, and other bank regulatory agencies.

Property Inspection

Unless otherwise instructed by the client, we make an appointment and schedule an interior and exterior inspection of the property.

Report Research & Information Sources

We conduct a sufficient amount of research and utilize a multitude of information sources to ensure accuracy.

Report Preparation

We do not out-source our assignments to independent contractors or field agents. All reports are prepared in-house.

Report Type

We produce quality narrative reports that are tailored to the type and scale of the property being valued. All three approaches to value are considered.

Service Area

We cover the Massachusetts Counties of Bristol, Norfolk, and Plymouth, as well as parts of Barnstable, Middlesex, and Suffolk Counties.

Fees

We have standard fees which are reasonable and competitive. On occasion, the fee is higher due the scale of the property and/or the complexity of the assignment. Please call our office for more information about our fees.

Turnaround Time

Reports are completed within one to two weeks from the order date. If there are any delays, we immediately communicate them to the client. If an occasional rush service is needed, we try our best to accommodate that request.

Report Delivery

Reports are emailed to the client as pdf files upon completion.

Confidentiality

We do not share private assignment information (leases, income and expenses statements, purchase agreements, etc.) with anyone except the parties involved with the assignment, nor do we share the results or the value of the evaluation with anyone but the client. The assignment information is stored securely at our office.
